What would be a way to handle this?

Mint Hill Self Storage - Connie Long

We have a tenant that cut his lock, took stuff out of his unit and left when he was a month or so late on rent. He left basically worthless items in the unit, and also cut the hasp when he cut his lock. What would be a way to handle this? He will not return any calls, emails, or texts.

I'm no attorney but I believe that would consist of breaking and entering. He could be in legal hot water should you want to take that route to "force the issue".
You could do a couple things:
1. call in a police report and let the tenant know you are going to do so if he doesn't come in and settle up by a specific time/date.
2. Let him know that you are going to send it to collections if he doesn't come by a specific time/date.
3. a combination of both of these .

I further word of advice. Don't not do anything.You need to do something. Should word get out that you "accept" this type of behavior it will begin to become more and more common. As I hear often, " Don't let the inmates run the asylum."

Connie, Are you using the NCSSA lease? If so, #14 "Abandonment" addresses this allowing you to remove the contents and re-rent the unit. A police report may be a good idea. I'm assuming you have proof that your tenant is the culprit with video surveillance.
