Section 12 of the NCSSA Lease Agreement

In section 12 of the NCSSA Lease Agreement it states
"This Agreement shall continue from month to month unless Occupant or Lessor delivers to the other party a written notice of its intentions to terminate the agreement five (5) days prior to the end of the then current rental month." Does anyone know if this means "up to" five days, or exactly five days (which seems doubtful). I need to terminate a lease.

A better translation might be "AT LEAST". You cannot give them LESS THEN 5 days notice.

Let's also suggest you mail the termination notice by certified, return receipt in order to document your timely notice to the tenant.
We usually send the notice 10 days prior to the term date.
